Most buyers order a licensed home inspection within the timeframe set in the Purchase Agreement. Buyers may also hire specialty inspectors for roof, plumbing, or HVAC systems. If the buyer is financing the purchase, the lender will typically require an independent appraisal to verify the property’s value before funding.

The Closing Agent

A title company or attorney acting as closing agent will review recorded title history and certify clear title at closing, ensuring the transfer to the buyer is clean of encumbrances such as liens or unresolved leases.

Contingencies

Contingencies are conditions—like inspections or financing—that must be satisfied before a contract is binding. Typical buyer tasks before closing include:

  • Securing financing and insurance;
  • Reviewing title reports and disclosure documents; and
  • Conducting inspections (roof, termite/pest, chimney/fireplace, boundary survey, well, septic, pool/spa, arborist, mold, lead-based paint, HVAC, etc.).

When renegotiation is requested, an experienced listing agent helps you respond fairly and protect your interests.

Loan Approval and Appraisal

We recommend buyers with lender pre-approval, approval letters, or written loan commitments—these are stronger assurances than pre-qualification. Expect the lender’s appraiser to confirm the sale price aligns with market value.
